Vaivén del Mar is located in the Riviera Maya, in Playa del Carmen, Quintana Roo. The project is situated in Playacar, an exclusive resort area. Vaivén is a horizontal development of 82 apartments on a rectangular plot of land. The land was densely covered with large trees that made it difficult to decide how to intervene in the property. After careful selection of the trees, it was concluded to create a central courtyard with the intention of respecting the local flora, transplanting the rest of the trees that were located in the area of the apartments' footprint. The main access is a large flat slab that houses the lobby and a reception area. Through this lobby, you access the central courtyard, which, in addition to being the garden and recreational area of the complex where the pool is located, also serves as the distributor of the complex to subsequently access the covered hallways for entering the apartments. The project is divided into 23 towers, connected by a circulation core where the stairs and elevator are located.
The apartments are located on the perimeter of the land, leaving the central courtyard free. Similarly, in this area, gardens, two pools, and an area of decks and accesses to the hallways that divide the 3 and 4-story towers were designed. By regulation, the towers that border Paseo Xaman-Ha are 3 levels, with the last being the penthouse with a terrace on the roof; and the rest are 4 levels, with the last being the PH. For the project, 6 types of apartments were defined. On the first level, there is a double-height lobby, administration offices, a site, messaging, and bathrooms. On the second level, as an amenity, there is a business center, and on the third level, a gym. It is worth noting that 18 of the 82 apartments have an exit through their terraces to a private solarium on the rooftops of each apartment, achieving interesting views towards the central courtyard and the rest of the Playacar complex.

A través de este lobby, se accede al patio central, que además de ser el jardín y el área recreativa del conjunto donde se encuentra la alberca también funge como el distribuidor del complejo para posteriormente acceder a los pasillos techados para el ingreso a los departamentos.El proyecto se divide en 23 torres, conectadas por un núcleo de circulación donde se tiene la escalera y el elevador.
Los departamentos se ubican en el perímetro del terreno, dejando el patio central libre. De la misma a manera, en esta área se diseñaron jardines, dos albercas, y un área de decks y accesos a los pasillos que dividen las torres de 3 y 4 pisos.Por reglamento, las torres que colindan con Paseo Xaman-Ha son de 3 niveles, siendo el último el penthouse con terraza en la azotea; y el resto son de 4 niveles, siendo el último el PH. Para el proyecto, se definieron 6 tipos de departamentos. En el primer nivel, se encuentra un lobby de doble altura, oficinas de administración, site, mensajería y baños. En el segundo nivel, como amenidad, se encuentra un business center y en el tercer nivel un gimnasio.Vale la pena destacar que 18 de los 82 departamentos cuentan con una salida a través de sus terrazas para subir a un solario privado en las azoteas de cada departamento, logrando unas vistas interesantes hacia el patio central y hacia el resto del complejo de Playacar.
