It is a local upstairs and measures 32 square meters, 4 in front and 8 in depth. It comes completely painted white.

It has a dividing wall that creates a small cellar in the background (this can be removed but is usually very convenient), it has a private bathroom cubicle with toilet and sink, and it is the only place that already has a full ceiling so you can't see the ceiling beams. Another attribute is that it is in the corner with the greatest visibility to the street, so it also has a double view of the terrace.

Once the contract is signed, a one-month grace period is given for adjustments.

The price is:

Es local en planta alta y mide 32 metros cuadrados, 4 de frente y 8 de fondo. Se entrega completamente pintado de blanco.

Cuenta con un muro divisorio que crea una pequeña bodega al fondo (este puede quitarse pero por lo regular es muy conveniente), tiene un cubículo de baño privado con retrete y lavabo, y es el único local que ya cuenta con un plafón completo por lo que no se ven las vigas del techo. Otro atributo es que esta en la esquina que mayor visibilidad a la calle tiene, por lo que además tiene doble vista de terraza.

Una vez firmado el contrato se da un mes de gracia para adecuaciones.

El precio es de:

- Depósito en garantía: $10,000.00 (Pago único al inicio).

- Renta: $10,000 + IVA (Pago mensual).

- Mantenimiento: $1,900.00 ya incluye IVA (Pago mensual). El cual incluye: limpieza de áreas comunes diaria, vigilancia, luz y agua de áreas comunes, mantenimiento al fraccionamiento el Refugio con lo cual puede tener Tag, contrato de recolección de basura, fumigación de áreas comunes.

- Pago del 50% a póliza: $3,000.00 (la plaza cubre el otro 50% ya que el valor de póliza total es de $6,000). (Pago único al inicio).

El locatario debe realizar contrato de CFE, Internet, Gas, etc. El agua ya está conectada al local y cada mes se genera un recibo sobre el consumo del local acorde al tabulador de Aquaa.
