To the north it borders agricultural properties, to the east with a plot and agricultural lots, to the south with the La Pradera Urbanization, and to the west it borders the Prados de San Miguel Urbanization and Lotificación Concepción, Rio Grande de San Miguel in between.

The predominant soils in the area are Latosoles, Arcillo Rojizos, Grumosoles, Alluviales.

The land of Las Delicias can be accessed from the Pan-American Highway in the south both through Avenida Bello Horizontes in Colonia La Pradera and through the SAM14N street that leads to the Agua Escondida Farmhouse.

In the short term, the terrain will benefit greatly from the better connectivity that the San Miguel Bypass will offer in the area. On the other hand, due to its location in relation to the center of San Miguel and the geometry of the city, it seems natural to build a bridge to connect the city center with the east side of the Rio Grande de San Miguel. El terreno de Las Delicias puede ser accesado desde la carretera Panamericana en el sur tanto a través de la Avenida Bello Horizontes de la Colonia La Pradera, como de la calle SAM14N que conduce al Caserío Agua Escondida.

En el corto plazo el terreno se beneficiará enormemente por la mejor conectividad que el Bypass de San Miguel ofrecerá en la zona. Por otra parte, por su ubicación en relación al centro de San Miguel y por la geometría de la ciudad pareciera natural la construcción de un puente para conectar el centro de la ciudad con el costado este del Rio Grande de San Miguel. La gestión con el Gobierno Central y la Ciudad para construir un puente conectando el centro de la Ciudad con el costado este del Rio Grande seguramente generaría beneficios económicos significativos en la plusvalía de la propiedad al desarrollarse.
